About Treasure Island

Treasure Island runs about 3 miles from John's Pass in the north to Blind Pass in the south, with Madeira Beach on one side and St. Pete Beach on the other. The Treasure Island Causeway puts downtown St. Pete about 20 minutes away, and its drawbridge opens on a fixed daytime schedule for boats on the Intracoastal.

The beach runs the length of the island, and Gulf Boulevard behind it mixes condo buildings, small motels and restaurants that reopened after the 2024 storms. Caddy's reopened in April 2026, and the Bilmar, home to Sloppy Joe's, finished its reopening in September 2025. Across John's Pass, John's Pass Village has the boardwalk shops, charters and seafood.

On the bay side, the isles are mostly canal homes with docks, a short drive from the sand. Boaters reach the Gulf through John's Pass, which has a drawbridge, or through Blind Pass in a small boat.

Where to Look

Treasure Island Neighborhoods

The main beach strip on Gulf Boulevard

Most of the island's condos sit here, from older low-rises to newer Gulf-front buildings, along with a short list of single-family homes on the beach side. The city's resort and mixed-use districts, including PR-MU Gulf Boulevard, allow short-term rentals, so check a building's district before you count on rental income.

The bayside isles

Isle of Capri, Isle of Palms and Paradise Island sit in Boca Ciega Bay off the causeway. Most homes are on seawalled canals with docks, many with lifts, and boating to the Gulf runs through John's Pass. Paradise Island and parts of Isle of Capri also have older condo buildings, which are the island's lowest-priced inventory. The single-family districts here ban short-term rentals.

The Southern Tip

Sunset Beach, Treasure Island

Sunset Beach is the southern end of Treasure Island, a narrow strip between the Gulf and Boca Ciega Bay that ends at Blind Pass, looking across at Upham Beach on St. Pete Beach. It is the island's residential end: West Gulf Boulevard and the short numbered avenues are lined with single-family homes, and Bayshore Drive faces the bay with small condo buildings. The beach faces west, and the Sunset Beach Pavilion reopened in June 2026 after almost two years of storm repairs.

It is also where FEMA's flood maps are strictest. Beachfront lots here showed base flood elevations up to 14 feet in our checks, so elevation certificates matter even more than elsewhere on the island. In October 2026, Sunset Beach condos were listed from about $250,000 to $1.25 million and homes from about $350,000 to $3 million. Gulf-front homes farther north on Gulf Boulevard reach $7.7 million.

What It Costs

Property Types and Price Bands

Based on active listings in October 2026:

  • Entry, $130K–$500K: older condos on Paradise Island, Isle of Capri and the causeway, and a few older houses.
  • Mid, $500K–$2M: Gulf Boulevard condos (median about $750K) and canal homes with docks and lifts (median about $1.4M).
  • Top, $2M–$7.7M: Gulf-front single-family homes, new elevated canal homes and new Gulf-front condos, which reach about $5.5M.

Market Snapshot

Treasure Island Market Snapshot

  • Median sale price: $750,000, up 63% from a year earlier (Redfin, May 2026)
  • Median days on market: 80 (Redfin, May 2026)
  • Inventory: 201 homes for sale, about 11.8 months of supply (Redfin, May 2026)

Only 17 homes sold that month, so the median moves a lot from month to month. Almost 12 months of supply is a buyer's market by any standard measure.

Before You Buy

Flood, Insurance and Rebuilding After Helene and Milton

All of Treasure Island is in FEMA's Special Flood Hazard Area. Beachfront lots are VE, with base flood elevations of 12 feet (up to 14 at Sunset Beach), and Gulf Boulevard and the bayside isles are mostly AE 10 to 11. Hurricane Helene damaged 3,195 homes here, more than 2,000 of them seriously. By September 2025 the city had issued 3,443 permits and nearly 400 demolition permits (Fox 13, September 2025).

Under the 50% rule, if repair or improvement costs reach half the structure's pre-damage market value, the building must meet current flood code. A 2025 state law (s. 163.31795, F.S.) bars cumulative lookback periods, and since May 2025 the city allows fill dirt when elevating. Ask whether the home received a substantial-damage determination, and get the elevation certificate before you make an offer. Treasure Island is a Class 6 in FEMA's Community Rating System, a 20% NFIP discount (FEMA, October 2026). See what waterfront owners pay for flood insurance and what an AE flood zone means.

Condo Buyers

Condo Due Diligence in Treasure Island

Condos here range from older low-rises on the isles to new Gulf-front buildings. Ask whether the building was damaged in 2024, how repairs were paid for and whether an assessment is still outstanding.

Condo buildings three or more stories tall need a milestone inspection by the end of the year they turn 30, then every 10 years (s. 553.899, F.S.), and a Structural Integrity Reserve Study every 10 years (s. 718.112(2)(g)). Owners can no longer waive those reserves, so underfunded buildings catch up through higher dues or assessments. Before you sign, get the SIRS and its funding plan, the milestone report, the budget and reserve balance, a year of board minutes, the master insurance deductibles and the leasing rules. On a resale you then have 7 business days to cancel (s. 718.503(2)). More in our 10 questions for Florida condo buyers.

Common Questions

Treasure Island Real Estate FAQs

Is Treasure Island part of St. Petersburg?

No. Treasure Island has been its own incorporated city since 1955, with its own commission, building department and rental rules. Addresses often say “St. Petersburg” because it shares ZIP 33706 with St. Pete Beach, but zoning and permits come from the City of Treasure Island.

What is Sunset Beach in Treasure Island?

Sunset Beach is the southern tip of Treasure Island, a residential stretch of West Gulf Boulevard and Bayshore Drive ending at Blind Pass, across from St. Pete Beach. It has Gulf-front homes, small condo buildings and a west-facing beach, and its pavilion reopened in June 2026.

Can you rent out property in Treasure Island?

It depends on the zoning district. Treasure Island bans short-term “tourist dwellings” in its RU-75 single-family and RM-15 multi-family districts. Rentals are allowed in the CG, RFM-30, RFH-50 and PR-MU districts with a state lodging license, a city business tax receipt and county tourist tax.

Which Treasure Island neighborhoods have boat access to the Gulf?

The bayside isles, including Paradise Island and Isle of Capri, have canal homes with docks on Boca Ciega Bay. Most boats reach the Gulf through John’s Pass, whose drawbridge has 28 feet of closed clearance; Blind Pass has a fixed 11-foot bridge suited to small boats.

What flood zone is Treasure Island in?

All of Treasure Island is in FEMA’s Special Flood Hazard Area. Beachfront lots are VE, with base flood elevations of 12 feet and up to 14 at Sunset Beach in our checks, while Gulf Boulevard and the bayside isles are mostly AE 10 to 11. Check each parcel.

How much is a waterfront home in Treasure Island?

In October 2026, Treasure Island canal homes with docks were listed from about $600,000 to $5.8 million, with a median around $1.4 million. Gulf-front homes on Gulf Boulevard ran from about $1.2 million to $7.7 million. New elevated construction sits at the top of both ranges.
