So what is the best time to sell a house in Florida? Here's what the local data says, and how to plan backward from your closing date.

For most Tampa Bay and Gulf Coast sellers, the best time to sell is to list between late January and mid-April, so you go under contract before summer. March was the fastest-selling month in Pinellas County in five of the six most recent normal years, and national data shows seller premiums peak from February through June.

Why National "Best Month" Data Misleads Florida Sellers

ATTOM's 2026 analysis of more than 52 million home sales ranked March first with a 10.7% seller premium and October last at 7.9%. But ATTOM measures the day homes closed, not the day they listed. A March closing usually means a January or February listing. List on March 1 and you're already late.

Florida also has a buyer pool other states don't. It drew 20% of all U.S. foreign buyers, the most of any state, per NAR's 2026 International Transactions report.

  • March is fastest at 54 days, with April and May close behind at 56 and 58.
  • January, September, and October are slowest at 66 to 67 days.
  • 2026 follows the pattern: 86 days in January, 70 in March, 85 by August.
