1. Snell Isle, St. Petersburg — Best for Serious Boaters
Snell Isle sits on Tampa Bay with deep-water docks capable of accommodating 40–60 foot vessels. The bay access is protected but open — you can reach the Sunshine Skyway or the Gulf via a straightforward bay run. For buyers who prioritize boat access alongside significant residential quality, Snell Isle has no peer in Pinellas County.
Price range: $900K–$5.5M+. Best entry: $1.5M–$2.5M for a renovated waterfront home with dock.
2. Tierra Verde — Island Living with Gulf Access
Tierra Verde is the closest Pinellas County community to true island life without leaving the mainland connection. The Pinellas Bayway brings you in, and from your dock you have relatively quick access to the Gulf via Boca Ciega Bay and the passes. The community is quieter and more residential than St. Pete Beach, with a strong boating culture and a level of privacy that its more visible neighbors cannot match.
Price range: $800K–$4M+. Many homes include deepwater docks with 10,000–20,000 lb lifts.
3. Bayway Isles, St. Petersburg — Most Exclusive Address
Bayway Isles is gated, quiet, and fiercely protective of its residential character. It sits between Tierra Verde and St. Pete Beach with direct bay access. Sales are infrequent — residents rarely leave. When a property does become available, it is often purchased within the existing network of community connections before it publicly lists.
Price range: $1.2M–$5M+. Very limited inventory — typically 3–6 active listings at any given time.
4. Pass-A-Grille, St. Pete Beach — Gulf Front and Historic
Pass-A-Grille is the most prestigious Gulf-front address in Pinellas County. A historic fishing village at the southern tip of the barrier island chain, it has direct Gulf-to-door access with preserved small-village character. The lots are relatively narrow but the positioning is irreplaceable.
Price range: $1.8M–$6M+ for Gulf-front lots. The most coveted addresses in the entire county.
5. Belleair Bluffs / Belleair Shore — Clearwater Area Exclusivity
Belleair Shore is among the wealthiest communities in Pinellas County by household income, yet it is rarely discussed in broader market conversations. This Gulf Intracoastal community north of St. Pete Beach attracts serious affluence, privacy-focused buyers, and a more traditional luxury sensibility. Gulf-front and Intracoastal-front properties here have closed at $3M–$8M in recent years.
6. Dolphin Cay, South St. Petersburg — Gated, Waterfront, Underrated
Dolphin Cay is one of the most misunderstood luxury communities in Pinellas County. A gated waterfront development on the southern edge of St. Petersburg, it features single-family homes with bayfront access, a private clubhouse, and a genuine sense of community. It offers exceptional value relative to Snell Isle or Bayway Isles for buyers who want waterfront living in a managed, secure environment.
Price range: $800K–$2.5M. Often 20–30% cheaper per square foot than comparable Snell Isle properties.
7. Old Northeast Bayou Front, St. Petersburg — Walkable and Charming
The Coffee Pot Bayou frontage in Old Northeast gives homes on Coffee Pot Blvd NE genuine waterfront character, even if the bayou is too shallow for deep-draft vessels. The appeal here is the combination of historic neighborhood charm, walkability to downtown, and a beautiful waterfront address at below-Snell-Isle prices.
Price range: $900K–$3M+ for bayou-front homes with renovation quality playing a major role.
How to Choose the Right Waterfront Community
The most important question is: what do you want to do from your dock — or does having a dock even matter? Buyers who discover after closing that they do not actually use their boat as much as they expected often find that the premium they paid for deep-water access was not worth it relative to what an Old Northeast bayou-front home or a Dolphin Cay community home would have offered for their actual lifestyle.
The second question is Gulf vs. Bay. Gulf-front living at Pass-A-Grille or Belleair Shore is about sunsets, sand, and Gulf swimming. Bay-front living on Snell Isle or Tierra Verde is about boating, fishing, and the calm protected waters of Tampa Bay. These are genuinely different experiences.
