October 2019 – Dolphin Cay Real Estate Updates – 12 Months Ending September 30, 2019

Dear Dolphin Cay Neighbors,

Dolphin Cay single-family homes have seen an uptick in activity with 2 homes being sold this year, both on Maximo Canal.  Both were sold in excess of $1 million.  Three other homes are currently listed with two of those under contract with an October closing.   

Dolphin Cay Condominium sales on the other hand have seen the highest volume of 12-month turnover in 6 years.  There have been 24 condos sold YTD and 33 condos in the last 12-months, there is little inventory on the market.  Only 3 Dolphin Cay condos are currently available for sale and all indications are that demand remains strong for Dolphin Cay, our average price per sq. ft. is up 8.0% and average price of a condo in Dolphin Cay at $569,595, an increase from $490,237 for the 12-months ending September 30, 2018.  Dolphin Cay statistics continue the upward trend that has been the case for over 7 years.

Much of these increases can be attributed to the hard work put in by the various Boards to maintain our community at a very high level.  Below is an investment schedule that has been made by the various HOAs in updating the buildings.  You can see from the schedule that the HOAs have been busy and the investments are paying off.  Additionally, DCPOA has updated the Casino doors, repaving Osprey Dr., updated the Casino Spa, purchased new pool furniture.  Bermuda is installing new car stops, curbs and restriping their garage.  Curacao is installing new sprinklers.

Below is a schedule that depicts the number of condominium units sold on a quarterly basis back to 2013.  Generally speaking the second quarter has the highest volumes of sales.  This typically is a result of contract that occur during January – March with closings April – June.  After the second quarter, there is no real #2 as the volume varies year to year and quarter to quarter.

The pie charts below compare the unit sales to the dollar sales by realtor group.  What you can determine is that whether you sale your unit as a private sale or with another realtor, you are not getting in lower sales price on average than if you used Debi Eagan.  This is also depicted in the rolling 12-month average chart on page 1 of this update.  The green line shows the sales trend over the last 2 years.
