Condominiums
After just four condominium sales during in the last 6 months of 2017, the new year came roaring back with 8 units being sold and another 4 pending as of the end of April. This is the largest number of First Quarter unit sales since prior to 2013.
With a total of 12 condominiums sold or pending and another 7 currently list for sale, 2018 could be an exciting year for Dolphin Cay property sales. Eventful things are happening around the Pinellas Bayway with the Sale and Refurbishment of the Maximo Marina, the revitalization efforts for the Skyway Marina District, our proximity to Downtown St. Petersburg and other improvement that the City of St. Petersburg is putting in place. These are all contributing to the popularity of the Bayway in general and Dolphin Cay specifically.
For the first time in many years, the average sales price for first quarter sales exceeded $300 per square foot. As you can see in the previous chart, three of the seven Dolphin Cay condo buildings are now averaging over the $300 per square foot milestone and the overall average in Dolphin Cay is just under $285 per square foot.
Single Family Homes
Single-Family homes in Dolphin Cay are also doing well. A total of 5 homes have sold in a little over a year with a 2018 sale at $1,115,000. This equals a price per square foot of $349.97. The improvements at Maximo Marina appear to be having an impact on the value of the Single-Family homes along the canal.
