Bacopa Bay Condo Market Update September 2016

Welcome back to all of our friends and neighbors who are returning to Bacopa Bay!

After a slow start at the beginning of 2016, the sales in Bacopa Bay have steadily increased to 8 sales (calendar year-to-date) versus 9 for the prior year. An additional unit sold almost immediately after the quarters end.  Below is a 12 month rolling comparison as of September 30.  The unit sales are consistent at 13 for each of the two periods, while the average price per square foot has increased by 7.4%.  This rate increase is consistent with other condominiums along the Pinellas Bayway.


There are currently three units for sale in Bacopa Bay which are listed below.


Recently, I’ve completed an updated analysis of the condominium sales for each of the communities along the Pinellas Bayway and Tierra Verde.  Bacopa Bay performs very well.  Of the 32 communities analyzed for the 12-months ending in September 30, 2016, Bacopa Bay was:

  • #2 – Total Units Sold = 13
  • #2 – Total Dollars Sold = $7,079,500
  • #4 – Average Sales Price = $544,577

The table below provides a snapshot of the top 7 condominium communities in our area whose average sales price is over $450,000 with 2 or more sales.  Generally, the condominiums with higher average sales prices or higher prices per square foot are on Tierra Verde which includes a dock with access to open water.  Bacopa Bay and Dolphin Cay are the only two developments not on Tierra Verde that make the Top 7.
